Closed cell foam is denser, delivers roughly twice the R-value per inch of open cell, and resists vapor rather than letting it pass. Those three properties decide where it belongs. In Renton the clearest case is anywhere near ground moisture, which means rim joists, band joists, crawl space assemblies and foundation walls. Damp ground moves water vapor upward continuously, and a material that slows both air and vapor is doing two jobs in one application. The second case is a cavity that is not deep enough to hit the target R-value with anything else. The reputation comes from a real failure mode. Foam installed at the wrong ratio, over a damp substrate, or in an assembly that needed to dry in that direction can shrink, pull away, or hold moisture against sheathing. It is a red flag when a home inspector cannot see behind it to check. Correctly mixed foam, in an assembly chosen for it, with the moisture source fixed first, does not behave that way.
Cost per square foot is higher than batt or blown-in, and it is difficult to reverse. Closed cell also becomes part of the structure once it cures, so future wiring or plumbing runs are more work. In some assemblies it changes how the building dries, which is why the decision has to be made per assembly rather than per house.
It is worth it where air leakage is the actual problem and the assembly suits it, which in Renton usually means crawl spaces, rim joists, empty wall cavities and garages. It is a poor value where a vented attic could simply be air sealed and topped with blown-in to the same effect for less money. We tell you which case you are in during the assessment.
Some lenders and appraisers flag foam because they cannot inspect the structure behind it, particularly at a roof deck. The way through is documentation. Keep the installation photos, the product data sheet, the depth and R-value achieved, and the permit record, and hand that file to the buyer. They solve different problems. Fiberglass slows heat moving through a cavity but does nothing about air moving around it, and in this climate the air leakage is usually what you feel. Foam handles both at once. In a wall cavity that is already full of fiberglass and performing, replacing it is rarely worth the money, and we will say so.
Closed cell products generally land around R-6 to R-7 per inch, roughly double what open cell delivers. That ratio is why it is the answer in a shallow cavity and usually the wrong answer in a deep, open attic floor where there is room for a cheaper material to reach the same number.
At sufficient thickness it functions as a vapor retarder, which is exactly why it works at rim joists and crawl space walls in this climate. It also means the assembly can then only dry in one direction, so it belongs in assemblies that were designed or corrected for that. This is the part of the decision that gets skipped and causes problems later.
Thickness follows the target R-value and the cavity depth, not a standard number. Rim joists are typically shallower than a wall or roof assembly. We measure the cavity, work back from the R-value the assembly needs, and put the depth in the proposal so there is a number to hold us to on inspection day.
It adds racking stiffness once cured, which is a real if secondary benefit in older light framing. It is not a structural repair and it does not substitute for one. If there is rot at a rim joist or a sill, that gets addressed by a carpenter before we spray anything over it.
